Wayne State University, a Carnegie Research 1 University located in central Detroit, retained HHK as a Facilities Consultant to guide the preparation of a Research Building Renovation Plan. HHK provided oversight of a strategic facilities planning team comprised of strategic planners and research facility experts to evaluate 1.8 million square feet of existing space in 16 research, medical, and science and technology buildings
The objectives of the study were to:
- Assess the existing facilities conditions
- Prepare comprehensive academic and research programming recommendations for space assignment and utilization within the 16 study buildings
- Create a Research Building Renovation Plan incorporating buildings’ physical conditions needs with programmatic requirements and implementation of the university’s strategic vision
- Identify and prioritize research building renovation projects in a ten-year capital plan.
The Study required an evaluation of current and future research activities to determine the scope of renovations to address physical conditions and modernization, and new facilities to support research initiatives. A specific concern was the appropriateness of space planning standards in use and their role in guiding capital project prioritization. Existing standards were evaluated and recommendations provided for adjustments.
The study introduced innovative methodologies to integrate physical conditions and programmatic requirements for determining projects for renovation and modernization nor remedial physical condition work. A prioritization scheme incorporated results of extensive interviews with senior administrators, faculty, staff, and students. An elaborate communications plan to develop recommendations and to gain consensus on recommendations included town forums, interactive work sessions, and a web page.
HHK managed the investigations and assessments, review findings and recommendations, and participated presentations to the client.
